Kamehameha Schools believes that ‘āina is core to Native Hawaiian identity and wellbeing—framing our shared histories, traditions, and relationships. As stewards of ‘Āina Pauahi, we possess a deep obligation to care for nearly 365,000 acres of land passed down through Pauahiʻs moʻokūʻauhau (genealogy) in perpetuity. We seek to achieve and support our primary educational mission by balancing returns across five values – community, culture, economics, education, and environment – as we strive to generate a positive impact from portfolios that span the pae ‘āina.

As part of our shared kuleana (responsibility) to the current and future generations of Hawaiʻi, and with the support of community members, developers, government, and other partners, KS is committed to investing in efforts to provide kama‘āina housing, educational programming, business and workforce development, access to healthcare and local food, and stewardship of natural and cultural resources. In so doing, we seek to reestablish the sense of reciprocity, respect, and responsibility within all of Hawaiʻi’s people who actively contribute to the communities where they live, learn, eat, play and thrive.

The Commercial Real Estate Division has the responsibility to integrate legacy, culture, and a sense of place into our development projects to perpetuate and inspire a Hawaiian worldview. We advance the concept of Hawaiian Placekeeping, which prioritizes cultural histories and knowledge, utilizes holistic measures of wellness, and engages an expanded role of community through process, dialogue, authenticity, and new aesthetics.

Rooted in principles of aloha ‘āina (love for the land) and hōʻola lāhui (revitalizing the Hawaiian people), Hawaiian Placekeeping allows us to incorporate modern technology and creative approaches to planning and development that are responsive to the challenges and opportunities of our time.

With significant commercial land holdings located along the rail transit corridor, KS developed an Urban Core Strategy centered on creating transit-oriented development (TOD) communities that provide for increased connectivity, access, and quality of life while maintaining each area’s unique history and characteristics.
